M. Mazer

He brings more than 30 years of experience in operations and finance, spanning sectors from manufacturing, international distribution, national chain retailing, to mining. His work in venture capital involved mergers and acquisitions, operations integration and transition, and strategic planning. He holds an M.B.A. with a focus on innovation and technology, concentrating on intellectual capital development, leverage and strategy, and new business launches. As controller and acting C.F.O. for a resource sector reporting issuer, he has developed complex parameterized financial models to restructure group capital structures including new equity issuance. Forty years of involvement with computer technologies from mainframe through client server and web-based deployment, includes languages from C, C+, Perl, Java, JavaScript and PHP over database.

Cash Flow Modelling

Conventional initial approaches such as Cap Rate analysis and Comparative Review are satisfactory starting points to screen potential investment opportunities. Cash flow modelling permits the detailed analysis of tenant risk, economic and financial conditions, and expense and capital requirements to unlock value. We use a 120 month window to test potential changes and their consequences to pinpoint risk factors and mitigation tactics. In addition to standard gross rents and expenses, we include re-leasing costs such as brokerage and leasehold incentives, finance servicing costs and tax estimation. The resulting cashflows are then discounted back to present to establish a valuation.
